Dilapidations
dilapidations - schedule of condition
We carry out detailed survey reports on the current condition of commercial property before taking out a lease on a business premises.
This report will protect you when or if you decide to leave the property or sell.
The schedule of condition is designed to prevent the Landlord requesting the Leaseholder to repair elements of the property that were in poor repair at the start of the lease. We have saved our clients £1,000’s of pounds by having an agreed schedule of condition prior to signing the lease. Ask your solicitors?
For more information please contact Jonathan Cornes or visit www.rics.org
dilapidations - interim schedule
The interim schedule of dilapidations is designed to assist the landlord to enforce the leaseholder to maintain their investment during the term of the lease. The tenant’s surveyor can also negotiate this report to limit the extent of the repairs requested by the landlord.
If your property is in poor repair and or if you receive an interim schedule of dilapidations please contact me to discuss your options.
dilapidations - final schedule
This report is designed to be prepared by the Landlords surveyor when exiting a leasehold property.
We can prepare the final schedule and or defend the schedule.
We have extensive experience in negotiating Terminal Dilapidations. The reports are prepared in accordance with the RICS Dilapidations Practice Note & Guidance.
